Michael Gewirz

Michael Gewirz is a Principal and major stockholder of PIP which he helped found in 1993. Mr. Gewirz has over 32 years of experience in the commercial real estate industry including development, finance, land-use, zoning, pre-development, design, leasing, and management of office, residential, retail, garage, and hospitality assets in Washington, DC. Most recently, in a partnership with Paradigm, Mr. Gewirz was the managing member for PIP in connection with the development of the Meridian at Grosvenor, a 301-unit high rise, mixed-use residential building with ground floor retail, completed in 2009. In 2001, Mr. Gewirz and PIP delivered 300 M Street, a 280,000 square foot Class A office building in Southeast, Washington DC, which was one of the first major office buildings delivered to the Districts now vibrant Ballpark District. In addition, Mr. Gewirz was integral to the successful redevelopment of both 1700 K Street and 1000 Connecticut Street, two of the premier Trophy Class buildings in the Washington DC Area totaling approximately 800,000 square feet. Mr. Gewirz received his J.D. from the Georgetown University Law Center in 1990, and his B.A. from Georgetown University in 1985. He currently serves as a member of the board for the Sibley Hospital Foundation, the Historic Long Branch and the American Rivers.

Rich Jordan - Managing Director

Rich Jordan is a Managing Director of PIP focusing on development, acquisitions, financing, recapitalizations, joint ventures, leasing and capital sourcing for the company. Mr. Jordan has over 15 years of commercial real estate development and investment experience. Prior to joining PIP, he served as a Senior Vice President with the JBG Companies where his responsibilities included leading: (i) the ground up development of 530,000 SF of Class A office, including all aspects of entitlement, design, construction, financing, and lease negotiations with the U.S. Government, (ii) the design and entitlement efforts for over 1.7 million square feet of mixed-use residential and retail projects and (iii) the underwriting of more than $2.5 billion of various commercial office, residential, retail, mixed-use, joint venture, structured finance, and land and private/public transactions. Before JBG, Mr. Jordan was a Vice President with Friedman Billings Ramsey, Real Estate Investment Banking, where he oversaw the underwriting of public and private real estate transactions totaling in excess of $3.5 billion to include Initial Public Offerings, Private Placements, Secondary and Preferred Stock Offerings, and Mergers & Acquisitions for both public and private companies. Prior to his career in commercial real estate, Mr. Jordan served 9 years in the United States Navy as Naval Flight Officer, and flew multiple combat missions in support of Operation Southern Watch. Mr. Jordan received his M.B.A. from the University of San Diego, and his B.S. in Economics from the U.S. Naval Academy. He also serves on the board for the Arlington Partnership for Affordable Housing, a non-profit firm focused on the development of ground up affordable housing for residents of Arlington, Virginia. In addition, Mr. Jordan is a past board member for the Bethesda Urban Partnership and NAIOP Leadership Committee for the Bethesda Sector Plan Revision.

Steven B. Gewirz

Steven Gewirz is a Principal, Managing Member and Major stockholder of PIP which he helped found in 1993. Since the company's founding, Mr. Gewirz, as a managing member in the various partnerships, has been involved in over $2 billion of ground-up real estate development assets in Washington DC. The assets are made up of multi-family rental, condominiums, townhomes, class A and trophy office, hospitality and garage buildings that continue to be owned and operated by Mr. Gewirz and his partnerships. Most recently Mr. Gewirz completed the development of the Dorchester West property, a 120 unit, multi-family rental building over a structured parking garage in the Adams Morgan neighborhood, delivered in 2015. This property is adjacent to the Dorchester House building which, when combined with Dorchester West, comprises over 500 residential units with ancillary retail and parking. In 2001 Mr. Gewirz and PIP delivered 300 M Street, SE, a 280,000 square foot Class A office building. As project manager, Mr. Gewirz was responsible for all aspects of land use and zoning changes, design, construction, pre-leasing, and both construction financing and permanent financing of the project. The property continues to be owned and operated by Mr. Gewirz and Potomac. 1700 K Street, NW and 1000 Connecticut Ave., NW are two separate Trophy Class sister buildings, of a combined 800,000 square feet, delivered in 2005 and 2011 respectively by Mr. Gewirz and his partners. Designed by Pei, Cobb and Freed, the new project required the vacating of 4 separate 1960's era office buildings, demolition and reconstruction. Mr. Gewirz serves as a managing member of both properties and was intimately involved in the planning, design, leasing, construction, and financing of both properties. 1700 K Street was awarded the building of the year by both the Washington Business Journal and AOBA. In 2015, as Managing Member of a partnership, Mr. Gewirz delivered The Courtyard Marriott Foggy Bottom on 20th Street, NW. The hotel contains 120 guest rooms and was built on the site of a demolished garage. A challenging and constrained construction site led the way to this top performing Courtyard Hotel in the local Marriott operations portfolio. Mr. Gewirz is a 1985 graduate of Tulane University and is a past president of the Golden Triangle Business Improvement District. He is a lifelong resident of Washington.
